The difference between average prices in the most budget and luxury segments of housing in Tbilisi has increased fivefold over the past year. According to TBC Capital data for August 2025 to July 2026, the average price per square meter in the luxury segment reached $4,270, which is 5.2 times higher than in the most budget segment.

In July, the average price per square meter for housing in the luxury segment exceeded $2,500. In the budget segment, the average price per square meter is about $900.

The largest share of sales in the housing market is concentrated in the central Chugureti district — 20%. Following are Samgori with 18%, Gldani and Nadzaladzevi with 16% each, and Didube with 16%.

Chugureti is noted as the only district where the price difference between the two segments is not significant. This is the oldest district with a very unique character.
